Utility Responsibilities
As a townhouse style condominium all utility charges within your unit are your responsibility. This includes things such as electricity, water and sewer, internet, cable tv, and telephone. Large waste dumps created from activities such as move in, move out or renovations are also part of your responsibility.
The corporation is responsible for day to day recycling, compost and waste removal.
Noise
Condominiums are communal living where your neighbors are much closer then in a single family home. Everyone needs to be respectful of other residents, which means keeping noise to a reasonable level.
Condo Fees
Condo fees are collected to cover operating costs for annual insurance and maintenance such as landscaping and snow removal. They also fund the reserve which is used for replacement of common property items such as decks and roofs.
Current monthly fees for KGC range from $314 to $646 dollars.
Parking
Every unit in Killarney Glen as a single parking space. This could be a garage or stall depending on the type of unit you live in.
Additional stalls are available to rent, these stalls do not transfer with change in ownership.
Do I need Insurance?
Yes. You will require your own insurance for contents (furniture, clothing etc) and any betterment’s and improvements. You should also carry liability insurance and ensure your policy will cover any deductibles that may be charged back.
Will I Pay Taxes?
Yes. Any and all property or other taxes assessed by any level of government are the responsibility of the unit owner.
Renovations
You may not be aware that in condominiums renovations to your unit require permission from the condo board. Before proceeding with a renovation consult the corporation bylaws and policies to confirm what you can and cannot do, and contact the board for authorization.
